We need site grading and drainage improvements, including stormwater management solutions. We also need roofing work - either installation or replacement of asphalt roofing. Utilities work may be involved depending on the drainage scope. We're looking for contractors who can handle the full scope or can recommend specialists for different parts of the work. Some details are still being finalized, including exact square footage for roofing, current drainage issues, and the extent of utility relocation needed. Please provide quotes for the work you can handle and let us know if you recommend separate contractors for any portion. We're flexible on timeline but would prefer to schedule work during good weather conditions.
Scope to confirm
- Final cabinet alignment, securing, fillers, panels, toe kicks, end caps, shelving, and hardware.
- Island completion, cabinet fastening, top installation if ready, sink cut/set if applicable, and finish trim.
- Sink/faucet/drain/water hookup and leak testing.
- Cooktop/stove/oven hookup coordination and final set-in if appliance/opening are ready.
- Electrical plates and device covers where boxes/devices are ready and code-compliant.
- Wall patching/finish to paint-ready condition in visible kitchen areas.
- Caulking, minor shims/blocking/fasteners, door/drawer adjustment, cleanup, and final punch list.

Licensed trades: Confirm who handles licensed plumbing/electrical. Keep separate licensed-trade quotes where needed.
